És l’eterna pregunta i un dilema ple de tòpics. Ambdues opcions tenen els seus avantatges i inconvenients, però la veritat és que segons el context econòmic del país, la situació financera de cada família i les hipoteques ofertades pels bancs, la resposta pot ser una o una altra. Segons un estudi elaborat pel portal pisos.com, actualment un lloguer suposa un major cost mensual per a les famílies que una hipoteca mitjana. Són conclusions extretes a partir de l’última Enquesta de Pressupostos Familiars (EPF), de l’Institut Nacional d’Estadística.
Segons aquest estudi, viure de lloguer deixa a les famílies amb menys diners per a altres despeses, perquè el lloguer (considerant un pis de 90 metres quadrats) s’emporta el 26,18% del seu pressupost, enfront del 21,69% que exigeix una hipoteca mitjana. El lloguer suposa una major despesa per a les famílies
Si cada llar disposa de mitjana 27.038 euros anuals, un lloguer obliga als inquilins a desemborsar una mitjana de 7.077 euros a l’any, un total de 590 al mes, per pagar la quota. Mentre que els propietaris han de destinar de mitjana 5.865€ (489 €/mes) al pagament de la seva hipoteca, la qual cosa els permet estalviar 101 euros mensuals i 1.212 euros anuals.
Però el percentatge destinat a habitatge varia molt segons la regió. Els inquilins que més gasten a arrendar són els de Madrid (36,87%), el País Basc (33,95%), Balears (30,94%), Comunitat Valenciana (28,42%) i Andalusia (26,77%). En el costat oposat està Extremadura, on el 20,92% del pressupost familiar és suficient per fer front a la renda de lloguer, seguida de Navarra (21,14%), Castella-la Manxa (21,21%), Galícia (22,12%) i Aragó (22,17%). ¿Vius de lloguer a Barcelona? ¿Saps el percentatge que representa del teu pressupost?
Els propietaris, per la seva banda, ho tenen especialment complicat al País Basc (34,66%), Balears (27,14%), Cantàbria (25,36%), Astúries (24,92%) i Madrid (24,56%), mentre que els de Castella-la Manxa (15,53%), Navarra (17,60%), Aragó (18,09%), Múrcia (18,31%) i Extremadura (19,27%) són els que menys pressupost destinen al pagament de la quota hipotecària.
No obstant això, aquestes xifres tenen una doble lectura, ja que per exemple, aquests càlculs no tenen en compte les despeses afegides a la compra de l’habitatge. Tampoc que en el preu del lloguer els propietaris solen repercutir algunes despeses, com per exemple; la comunitat, l’IBI o l’impost de les escombraries per treure la màxima rendibilitat.
En conclusió, que si es consideressin aquestes despeses, és possible que entre les quotes de la hipoteca i lloguer al final no hi hagués tanta diferència en termes d’incidència al pressupost familiar.
