És un tema que comença a ser recurrent en el sector i del que te’n parlem molt sovint a les notícies immobiliàries d’Api.cat. No és per capritx, és perquè la protecció del medi ambient s’està convertint en un imperatiu per a tots els sectors econòmics, també per a l’immobiliari.
Avui dia, el 54% de la població mundial viu en ciutats i les Nacions Unides preveuen que el 2050 aquesta xifra augmenti fins a un 66%. És a dir, que la demanda d’habitatges, oficines, locals, etc. previsiblement, creixerà a mesura que augmenti la població urbana. Llavors, quant més caldrà construir per satisfer aquesta demanda?
Tenint en compte, a més, que a escala global, la construcció immobiliària consumeix 32% del total d’energia i és responsable del 19% de les emissions de gasos d’efecte hivernacle, el debat sobre la sostenibilitat al sector ja resulta ineludible. I encara que és un problema global, hi ha regions on el problema és més significatiu que en altres. Per exemple, segons estimacions del Banc Mundial, Amèrica Llatina té una quota de responsabilitat clau en aquest problema, perquè en el continent, 8 de cada 10 habitants viuen en ciutats, els edificis consumeixen el 21% de l’aigua tractada, el 42% de l’electricitat i causen el 25% de les emissions de CO2.
Les empreses constructores hauran de canviar el seu enfocament
Existeix la falsa creença entre la immensa majoria dels promotors immobiliaris que, construir de forma sostenible és fins a un 30% més car que construir com ho han fet fins ara. No obstant això, no és del tot cert; els experts calculen que només resulta al voltant d’un 3% més car i no ho consideren un cost negatiu, sinó una inversió, ja que construir de forma eficient permet reduir el consum d’energia dels edificis, habitatges o locals. Per tant, és un valor afegit que també suma a l’hora de vendre aquests actius.
Per demostrar que la construcció sostenible és rendible per tots els implicats, el IFC, braç financer per al sector privat del Grup Banc Mundial, ha creat un programari gratuït anomenat EDGE (Excellence in Design for Greater Efficiencies), que ajuda als promotors immobiliaris a calcular on poden estalviar energia i aigua, i com això els beneficia a ells i als futurs propietaris.
Una altra solució implica utilitzar materials reciclats i reciclables per a la construcció. Cal enterrar mites, com per exemple, que les cases amb estructures de fusta són més fràgils que les cases de maó i ciment. I per a mostra, et recordem com és la casa sostenible més alta de Barcelona.
D’altra banda, la tecnologia ha de convertir-se en un aliat. Avui tenim tecnologia suficient per fer edificis de consum pràcticament nul. L’arquitectura bioclimàtica, els moderns sistemes de tractament d’aigües i energies renovables com la solar o la geotèrmica, solament són alguns exemples.
